Commercial Solar Panel Cleaning: How It Works
Why commercial rooftops soil faster than houses, what a properly run cleaning job involves, what drives the price, and how to read a quote. Written for the person responsible for the building, not for a search engine.
Commercial arrays get cleaned for a different reason than residential ones. A homeowner notices streaks on the panels. A facility manager notices a number on a monitoring dashboard that has drifted down over eighteen months and nobody can explain why.
That drift is usually soiling. It accumulates slowly enough that no alarm fires and no single month looks wrong, which is exactly what makes it expensive — the loss compounds quietly across every billing period the array stays dirty.
Why Commercial Arrays Soil Faster Than People Expect
Several factors stack on a commercial rooftop that simply do not apply to a house.
Low tilt angles
Flat commercial roofs typically mount panels at a shallow angle — often five to ten degrees — to fit more modules and reduce wind load. Shallow tilt means rain sheets across the glass instead of running off it, and dust settles rather than sliding away. A steeply pitched residential roof is partially self-cleaning. A near-flat commercial array is not.
Rooftop equipment
HVAC units, exhaust fans and kitchen vents put grease, particulates and condensate into the air directly above the array. Panels downwind of a rooftop exhaust often soil several times faster than panels twenty feet away, and the residue bonds to the glass in a way plain dust does not. If one section of your array consistently underperforms the rest, this is worth checking before anything else.
Birds
The gap beneath a panel is an ideal nesting cavity — shaded, sheltered, warm. Droppings are opaque rather than translucent, so a single deposit can shade a cell completely, and a fully shaded cell can drag down the output of an entire string through the bypass diode. Nesting material underneath also traps heat and blocks airflow, which reduces efficiency further. Cleaning removes the mess; only exclusion mesh stops it returning.
Nobody looks at them
A homeowner sees their panels from the driveway. A commercial array sits on a roof most staff never visit. Problems surface during an annual inspection, or when someone finally asks why the generation numbers look off — often years after they started.
How Different Facilities Compare
Warehouses and distribution centers
Large, uninterrupted roof planes — the most straightforward commercial arrays to clean and usually the best value per panel. Loading dock traffic kicks up dust continuously, so these sites often need more frequent cleaning than their clean-looking roofs suggest. Overnight scheduling is common where dock activity makes daytime access difficult.
Schools and universities
Almost always scheduled during breaks or weekends. Background checks for anyone on site during school hours are standard, and a contractor who has not encountered the requirement before is a contractor who has not worked on campuses. Many campus arrays feed a public energy dashboard, which makes performance visible in a way most commercial sites are not.
Medical and laboratory facilities
Access protocols are stricter and coordination takes longer. The chemical question matters more here than anywhere: a cleaning method that uses no detergents leaves nothing to run into a sensitive drainage system, which removes an objection facilities teams at these sites raise early.
Retail, hospitality and office parks
Usually smaller arrays, sometimes across multiple buildings under one owner. Multi-site portfolios are worth quoting together — mobilisation is the fixed cost, so cleaning four buildings in one trip costs considerably less than four separate visits. Contractors rarely volunteer this; ask.
Carports and parking structures
Elevated, exposed on all sides, and directly above vehicles — which means heavy soiling from road dust plus a requirement to control runoff so nothing lands on cars. A quote for a carport should say how bays will be sectioned off during the work. If it does not, that conversation is going to happen on the day instead.
What a Properly Run Job Looks Like
Six stages. A quote that skips the first or the last is worth questioning.
1. Site assessment
A competent contractor walks the roof before quoting. They are looking at access route and fall-protection requirements, panel count and layout, tilt angle, water availability, existing damage, bird activity, and what the monitoring system says about current output. A fixed price should come out of that — not a range that moves once someone is standing on the roof.
A quote given over the phone from a satellite image is a guess. Sometimes an accurate one. Often not.
2. Baseline output reading
Recorded from the inverter or monitoring platform immediately before work starts, along with the conditions at the time. Without a baseline, any claim about improvement afterwards is unverifiable — including the contractor’s. This is the single easiest thing to require and the most commonly omitted.
3. Dry debris removal
Leaves, grit, seed pods and nesting material come off first. Wetting a panel with dry grit still on it turns the grit into an abrasive slurry. This single step prevents most of the micro-scratching that gives solar cleaning a bad reputation — and skipping it is invisible on the day, showing up only as gradually declining transmission over following years.
4. The wash itself
Soft-bristle brushes on carbon-fibre poles, fed with deionized water — water that has had its dissolved minerals stripped out. Two things follow. It dries without leaving spots, so there is no squeegeeing and no drying agent. And because deionized water is aggressively pure, it lifts bonded residue on contact, so no detergent is required — which means nothing to rinse and nothing entering the roof drains.
Poles let a crew reach across an array from the walkway, so nobody stands on the modules. Pressure washing, abrasive pads and chemical cleaners appear in most manufacturers’ lists of things that void a warranty.
5. Inspection
Anyone moving across an array panel by panel is in a position to spot things nobody else will: cracked or delaminating glass, discolouration suggesting a hot spot, corroded connectors, loose racking bolts, damaged conduit, active nesting. Finding a failing module in spring rather than during an August peak is often worth more than the cleaning itself. Ask whether inspection is included — on many quotes it is not.
6. Post-clean reading and report
Output measured again under comparable irradiance, so the comparison means something. A useful report contains both readings, the conditions each was taken under, dated before-and-after photographs, and anything found during inspection. It should be something you can hand to a finance team, an asset manager or an insurer without translating it first.
What Drives the Price
Commercial cleaning is quoted per panel or per kilowatt. Five things move that number more than anything else.
- Access. The largest single factor. A single-storey roof with a permanent ladder and guardrail is straightforward. A four-storey building needing a boom lift, or a roof requiring full fall-arrest, costs substantially more. If two quotes differ wildly, this is usually why.
- Panel count. Rates drop meaningfully with volume, because mobilisation, setup and water are largely fixed. A 2,000-panel job is nowhere near ten times the cost of a 200-panel job.
- Soiling level. A routine maintenance clean moves faster than a first clean on an array untouched for four years, where cemented dust and bird residue need a second pass.
- Water availability. An on-site hose bib is ideal. Trucking water in is time and cost, and it should be itemised rather than buried.
- Scheduling constraints. Overnight, weekend and holiday work carries a premium — often worth paying where it avoids disrupting operations.
Published per-panel figures circulate widely and are worth treating carefully. Rates vary by region, by year and by access, and a number quoted out of context says very little about a specific building. The practical approach is two or three quotes from contractors who have physically walked the roof, compared on what each includes rather than on the headline price alone.
Recurring contracts are normally priced below one-off cleans. Predictable scheduling lets a contractor route crews efficiently, and a maintained array is quicker to clean than a neglected one.
One thing worth knowing before you start: cleaning does not pay for itself everywhere. A small array, low electricity rates, or unusually clean local conditions can make the economics marginal. A contractor willing to tell you that is more valuable than one who quotes regardless.
Reading a Quote
Rooftop work at a commercial site is regulated, and liability sits with the building owner if it goes wrong. These are the things to establish before anyone goes up.
- Certificate of general liability insurance, issued directly by the insurer, naming your entity as additional insured. A PDF forwarded by the contractor is not the same document.
- Workers’ compensation coverage for everyone who will be on site.
- A fall-protection plan appropriate to your roof configuration. Ask what it is specifically. A vague answer is the answer.
- Water type, in writing. Deionized or purified, not tap. In hard-water regions this decides whether the job works at all.
- Written confirmation that no one walks on the modules.
- Baseline and post-clean readings in the scope, not offered as an extra.
- Your panel manufacturer’s cleaning specification. Download it yourself and check the quote against it. A contractor who cannot discuss it has not read one.
- A written job hazard analysis, if your site requires one, submitted before work begins rather than after.
A competent operator will have all of this ready and will not be offended that you asked. The ones who bristle at the questions are the ones the questions exist for.

Questions Facility Managers Ask
How do I know cleaning is worth it for our site?
Pull your generation data for the same month across the last two or three years and adjust roughly for weather. If output is trending down and the panels have not been cleaned in that period, soiling is the most likely explanation. Any contractor quoting should be willing to look at that data with you before pricing the work.
Will this void our panel or roof warranty?
Not when done to specification. What voids panel warranties is pressure washing, abrasive pads, chemical cleaners and walking on modules. Most manufacturers explicitly specify soft brushes and purified water. Find your module model, download the manufacturer’s cleaning guidance, and check the quote against it yourself rather than taking a contractor’s word. For roof membrane warranties, check whether your roofing warranty restricts who may work on the surface — some do.
Does the system need to be shut down?
Normally no, and keeping it live is how the output difference gets measured. Some sites have safety policies requiring de-energizing, which means scheduling an electrician and extending the timeline. Raise it at the quoting stage rather than on the morning of the work.
How much water does this use, and where does it go?
Pole-fed deionized cleaning uses considerably less than hosing an array down, because the water works on contact rather than through volume. With no detergents or additives, runoff is plain water going to normal roof drainage. On carports and structures over vehicles, ask specifically how runoff will be managed.
Can our maintenance team handle it instead?
Sometimes, and for a small ground-mount array it may well be the right call. The reasons it usually is not on a commercial roof: fall-protection requirements and the training that goes with them, micro-cracking risk from walking between rows, tap water leaving mineral scale that can transmit less light than the dust removed, and liability — damage from an in-house clean is the owner’s cost, with no contractor’s insurance behind it.
How long should a job take?
A few hundred rooftop panels with good access is generally a single day. Larger arrays, difficult access or heavy soiling extend that. A quote should give a firm window, not an open-ended estimate.
What happens if damage is found?
It should be photographed, located and included in the report. Cleaning contractors do not perform electrical repairs — that is an installer’s or O&M provider’s work. Be cautious of anyone who finds a long list of faults and happens to offer repairs for all of them.
We have several buildings. Does that change anything?
It should. Mobilisation is the fixed cost, so several sites scheduled as one programme come in well below the sum of individual visits. Send the full list with approximate array sizes when requesting quotes rather than pricing buildings one at a time.
